The project was an attempt to understand housing affordability through the duplex model, wherein a homebuyer would occupy one unit and rent out the other, using that rental income to lower their monthly housing burden. This exploration of “gentle density” coincided with work on [bc]’s +ONE report, which investigates the idea of adding one additional unit to existing single family lots as a way to increase density and housing affordability. 

In the fall of 2020, [bc] worked with students from the College of Architecture, Planning and Public Affairs at the University of Texas at Arlington and residents of the neighborhood to design the home, and then constructed and sold the duplex. We had a signed contract for sale before the home was finished, which enabled us to work with our client to wrap up some final design items, customizing certain finishes and fixtures based on their preferences.
